You have just received a letter from the business tax office, a few weeks after registering your furnished rental business. Two pages, an uninviting administrative title (“questionnaire relating to professional activity”), and a deadline to meet. This document is Form 751-SD. It is used to provide the information the tax authorities need to calculate your Business Property Tax (CFE). Filling it in correctly from the outset helps avoid time-consuming corrections later.

Form 751-SD and CFE: the connection many furnished rental landlords overlook

Form 751-SD is not an income tax return. This is a common source of confusion for first-time LMNP filers. This questionnaire relates only to the CFE, not to your rental income. Income from your furnished rental is reported separately for tax purposes (on Form 2042 C PRO or a tax return package, depending on your tax regime).

In practical terms, the information you enter on Form 751-SD (the floor area of the premises, the nature of the business, and the start date) enables the tax office to establish the basis for calculating your CFE. Subject to certain conditions, this tax is payable by all furnished rental landlords from their second year of business.

One other useful point: the final amount of your CFE does not depend solely on this questionnaire. You can separately challenge the rental value used by the tax authorities by contacting the departmental property tax office. Form 751-SD is one piece of the puzzle, not the whole picture.

To find a blank Form 751-SD for LMNP and understand the broader context, several resources explain the full registration process.

Completing Form 751-SD section by section: the fields that cause problems

The form has several sections. Some are straightforward (contact details, identity). Others ask for information furnished rental landlords may not have readily available. Here are the sections that deserve your attention.

Header and business identification

Enter your SIRET number, which you receive after registering with INSEE. If you registered your business using Form P0i (or FCMB for a jointly owned property), this number will be on the letter from INSEE that arrives a few days after you complete the process.

Make sure you enter the address of the rental property, not your home address. The tax authorities link the CFE to the place where the business is carried out. An incorrect address may result in your business being assigned to the wrong business tax office.

Details of the premises used for the business

This is the section that raises the most questions. The tax authorities ask for the floor area of the premises used for your furnished rental business. If you rent out an entire apartment, enter the property’s habitable floor area.

Have you furnished and rented out just one bedroom in your main residence? Enter only the floor area of that bedroom, not the entire home. The declared floor area directly affects the calculation of the rental value used to determine your CFE.

“Other” section and business start date

The business start date must match the date you gave when registering your business. If you entered March 1 on Form P0i, enter the same date on Form 751-SD. A discrepancy between the two documents may prompt the business tax office to ask for clarification.

The “accountant” section applies only to landlords who use a chartered accountant. If you handle your own tax return under the micro-BIC regime, leave this section blank.

Form 751-SD submission deadline and common LMNP mistakes

The questionnaire usually specifies a return deadline. Meeting it helps you avoid a reminder or even having the tax authorities assess your CFE on an estimated basis, which may not work in your favor.

The most common mistakes on this form are:

  • Confusing your home address with the rental property’s address, resulting in your file being assigned to the wrong business tax office
  • Declaring the total floor area of a property when only one room is rented furnished, artificially inflating the CFE tax base
  • Entering a business start date that differs from the one on Form P0i or P2P4i, creating an inconsistency in your file
  • Forgetting to return the form because you think it is just an informational letter, even though failure to respond may result in an assessment being issued by default

After Form 751-SD: what happens at the tax office

Once your questionnaire has been processed, the tax authorities will assess your CFE. You can find it in your business account on impots.gouv.fr, generally from your second year of business onward. You are automatically exempt in your first year.

Check your CFE notice online only. Unlike property tax bills, CFE notices are not sent by post. New furnished rental landlords often overlook this and sometimes discover they have been charged a late-payment surcharge.

If the amount seems disproportionate to your business, you can still file a claim. Challenges to the assessment itself should be sent to the relevant business tax office. Challenges concerning the rental value should be sent to the departmental property tax office. These are separate procedures.

Form 751-SD is not the most complex part of the LMNP process, but it is easy to make a mistake that goes unnoticed until your CFE notice arrives. Take the time to check that the information matches your registration details, keep a copy of the form you return, and set up your online business account before your first CFE payment is due.
